Where are you going?
If you are buying a home in this market you will want to know that you won’t have to sell it in less than two to three years. There are closing costs associated with buying that you cannot recover in less than that time if the market does not gain excessive appreciation. Is your job secure? Is your company planning on keeping you in the same location or do they offer relocation benefits if you should have to move in less than a few years? You also need to be comfortable with the area you buy. Does it offer good schools and is it a prime area for resale? Make sure that you research the areas you are considering and that you are satisfied with everything the community offers so that you do not feel the need to move to soon.
Are your finances ready for you to purchase a home?
There can be great financial benefits to owning a home instead of paying rent on someone else’s home but be cautious and be sure that it is right for you before making the commitment. You need to consider all costs associated with the purchase of a home as well as the long term costs. You will want to get pre approved for a mortgage first so that you have an idea of what your closing costs, down money and monthly payment will be. This will dictate what price range you can search in. You can get pre approved for a mortgage if you have good credit (640 mid score or higher), steady, verifiable income and proof of necessary funds needed for closing costs and down money. Once you buy, owning a home includes paying for utilities, homeowner’s insurance, condo or association fees (if you live in an association) and the general costs of maintaining your home so be sure to leave room in your budget for these items as well.

Additionally some buyers also get any of the following tests: termite, radon, mold, lead based paint, sewer and well inspections on their home prior to purchasing. Again, ask your Realtor or family and friends to refer knowledgeable and certified inspectors.
